The Hoboken Girl Team 
In fall 2024, The Hoboken Girl reported on a new cafe coming to 746 Park Avenue. It turns out that the project, Mile Square Cafe, is a new concept from the team behind local favorite O’Bagel. As of May 2025, signage had gone up at the space, with plans to open sometime before the 4th of July. Mile Square Cafe is now in its soft opening stages as of June 23rd. Mile Square Cafe
An Instagram post shared by local chef Stephen El Hassan revealed his plans for a new restaurant in Hoboken called the Mile Square Cafe.

Per the team’s Instagram, the cafe is “[a] Chef-driven café specializing in scratch-made sandwiches, toasts, and salads—built on house-baked breads.”
The team has documented its journey to open the restaurant, sharing videos on Chef Steve’s YouTube Channel. The first episode, The Lease, shows the team walking through the vacant space and discussing plans for the new project. The team was looking for a space for the new concept and got lucky with the Park Avenue location. “We love Hoboken, we don’t want to leave,” they said. “We want to be the heartbeat of the culinary part of Hoboken.”
Chef Steve is the second-generation chef and owner of O’Bagel Cafe. O’Bagel is a family-run bagel shop with four locations throughout New Jersey, plus its fifth location in Hoboken, which opened in 2016. Earlier this year, O’Bagel won national acclaim on Good Morning America, winning the United States of Bagel competition. Locally, O’Bagel has made frequent appearances in The Hoboken Girl’s Best Of lists.

The Hoboken O’Bagel location is at 600 Washington Street, and the 746 Park Avenue location is just a short walk away. The space was formerly home to Gobi Grill, then the Park Ave Cafe.
In 2021, Chef Steve experimented with a deli concept inside O’Bagel, called O’Deli.
As of May 2025, signage had gone up at the Park Avenue space, indicating that an opening date is coming soon. The O’Bagel team shared with The Hoboken Girl that it was aiming to debut early this summer, hopefully before July 4th. Now, Mile Square Cafe is in its soft opening stages as of Monday, June 23rd.
