Uptown Hoboken has seen some changes in recent years. Over on 14th Street, a new residential building called The Constantine recently started leasing in the former Malibu Diner space. Down the road, the former Uptown Pizzeria will become a five-story mixed-use development. Over on the corner of 14th Street and Willow Avenue, The Hoboken Girl has received exclusive information about what’s coming to the downstairs retail space in a new mixed-use development. 1404 Willow Avenue will soon be home to a new Starbucks location, with another retail store situated directly next to it that’s currently up for lease. Rumors are even swirling that the new Starbucks may be New Jersey’s first Starbucks Reserve location — but that is still unconfirmed as of this writing. What’s Coming to 1404 Willow Avenue?
The building at 1404 Willow Avenue is a mixed-use development slated to open in the third quarter of 2026. There are three ground-floor retail locations available. We now know what one of them will be.

Rumors have been swirling for a few weeks about a potential Starbucks coming to 1404 Willow Avenue in Hoboken, with many locals speculating that it may become a Starbucks Reserve. An anonymous source close to the project shared exclusively with The Hoboken Girl that Starbucks has signed a lease in that space. It is still unconfirmed if the new coffee shop will be a regular Starbucks, or a Starbucks Reserve.

What is a Starbucks Reserve?

Starbucks Reserve is not just a coffee shop, but a coffee experience, per its website. There are only six locations worldwide. The closest for us Hudson County locals is the New York City store, with others in Chicago, Seattle, Shanghai, Tokyo, and Milan.
At a Starbucks Reserve store, visitors can indulge in exclusive coffees including a lavender matcha malt and whiskey barrel-aged cold brew; signature cocktails like espresso martini flights; and decadent dishes like fig walnut ricotta toast, breakfast sandwiches, and much more.
