Amazon-owned One Medical may soon be coming to uptown Hoboken. According to recent planning filings on October 20th, 2025, One Medical has applied to occupy the entire ground-floor retail space of The Constantine, the new residential building at 251-257 14th Street, on the site of the former Malibu Diner. While One Medical has not yet publicly announced a Hoboken opening, the application signals the first potential tenant since the building began leasing in late 2024. Malibu’s Longtime 14th Street Residency
For more than 80 years, the Malibu Diner served as a north-end landmark here in Hoboken. Opened in 1941, the diner became known for its signage, free parking (a true Hoboken luxury!), 24-hour menu, and as a go-to spot for many a meeting and late night on the corner of 14th Street. It underwent a major renovation in the 1980s and remained a community staple until plans for redevelopment surfaced in 2019.

The Babalis family, longtime owners of Malibu, ultimately agreed to a full demolition so the property could be rebuilt to modern standards. The diner closed on December 31st, 2021, with hopes of returning as “Malibu 2.0” in the new building. As previously reported by The Hoboken Girl, Malibu 2.0 is no longer in the cards. Instead, Amazon’s One Medical will likely be taking the space.
The Constantine Replaces Malibu Diner
The redevelopment resulted in The Constantine, a five-story building featuring 23 residential units, parking, and ground-floor commercial space.
Key timeline:
- July 2023: Renderings and early leasing signs appear.
- September 2024: A “For Lease” sign goes up, suggesting Malibu would not return.
- November 2024: The Constantine begins leasing apartments; Google lists Malibu Diner as permanently closed.
Today, apartments at The Constantine include one-, two-, and three-bedrooms, starting at around $4100/month.
What’s Next for the Retail Space?
The site’s long-awaited commercial future is beginning to take shape. At a Hoboken Planning Board Agenda on October 20, 2025, Amazon-owned One Medical sought approval to take over the ground-floor retail space, proposing to operate on 3,285 square feet. An application submitted by Stonefield Engineering on August 11, 2025, reads: “The applicant proposes to utilize the existing ground-floor commercial space for a medical office use. As part of the application, two (2) “One Medical” wall signs are proposed on the 14th Street and Park Avenue facades. No additional modifications to the existing building are proposed, and the upper residential floors are to remain unchanged.”
The proposal also outlines exactly how the space will be used: “The office will occupy 3,285 square feet with an identified future expansion area of 1,542 square feet…There will be six consult rooms and a large consult room. There is also a lab area, two toilet rooms, and a break area.”
One Medical currently operates locations throughout North Jersey, including Jersey City, but does not yet list a Hoboken office on its website. According to CNBC, in February 2023, Amazon formally acquired the primary care provider through a $3.9 billion deal, with the goal of “deepen[ing] its presence in health care.”
